If you’re a fan of the HGTV runaway hit “Fixer Upper,” you will absolutely love the brand-new home that custom home builder R. Fleming Construction will have on the 2017 Fall Showcase of Homes in September.
The home, located in wildly popular northwest Rochester at 6408 Summit Point Road NW, complete with shiplap and subway tile, is sure to capture your attention. This beautiful house is much more than a nod to a fashion trend; it’s a graceful, rustic—yet elegant—home that at once feels like, well, home. Acknowledging the latest trends, Lee Fleming of R. Fleming Construction says, “We’re seeing more people go for that farmhouse feel.”
TAKE A PEEK INSIDE—MAIN FLOOR LIVING
This new-construction home incorporates excellent use of space, making it feel much larger than its actual finished square footage, which is just under 3,000.
The home includes “zero-entry”—meaning there are no steps—from both the front entrance and the garage, which makes it easier for people with mobility issues. This feature also makes aging in place an option, allowing people to stay in their homes as they age.
Upon entering the home, you will notice two bedrooms and a full bath near the front entry. The front bedroom could make a fantastic office, allowing you to meet with clients without walking through the home.
There is an oversized laundry room/mud room near the front entrance which also has entry from the large three-car attached garage. The laundry room is equipped with a bank of cubbies and a large closet in addition to the under-counter laundry and large laundry sink.
The open-concept kitchen-dining-great room—the heart of the home—is warm and welcoming. The kitchen has a large, functional granite island which is ideal for gatherings with friends and family. It’s also a fantastic day-to-day work surface. The island, reminiscent of French-country design, has sturdy table legs, which makes it feel like a piece of furniture—easing the transition from the kitchen to the great room. The accent lighting over the island is rustic and complements the heather-gray walls and white trim that flows seamlessly throughout the home.
Just off the kitchen is a north-facing screen porch with a beautiful nature view. The vegetation separation in the back of the home provides a natural barrier and obscures the view of neighboring homes to the rear of the home. The lot has a tranquil feel, and it’s easy to imagine a pleasant evening relaxing outdoors enjoying friends, family and cocktails—free of mosquitos—in the comfort of the screen porch.
MORE GREAT FEATURES
The box vault ceiling with recessed lighting in the great room adds drama and elegance, while the whitewashed shiplap-accented fireplace is the focal point of this warm and inviting room. Adding to the practical charm of this home, the flooring in the main living areas is an easy-care luxury vinyl plank. This rustic, yet elegant, flooring offers the beauty of wood in a waterproof floor product designed to withstand high traffic which makes the house feel kid- and pet-ready. There is nothing pretentious about this home—it is ready for a family to move in and make it their own. As Fleming shares, “We build our houses as if we were living in them.”
Adjacent to the great room is the generous-sized master bedroom retreat with en suite bath. The master has a box vault in the ceiling with a large transom window above the logical position for the bed. The large master bath has
an enormous shower with a large bench and is wrapped in modern gray subway tile matching the grays from other parts of the house.
LOWER LEVEL LIVING
The fully finished lower level, with 9-foot ceilings, has a generous-sized family room with an oversized walk-out to the backyard. The hallway in the lower level and stairs are wider, to accommodate larger pieces of furniture and offer a more open and airy feeling.
The lower level boasts two additional bedrooms and a full bath. There is also a large unfinished utility room that could easily be converted into a workshop or a generous storage area.
R. FLEMING CONSTRUCTION TEAM
R. Fleming Construction has had a winner on the Showcase the past three years. In fact, they built last year’s Fall Showcase of Homes Division 4 (Homes under $375,000) winner at 2875 Sand Trap Road SE in Rochester. This year, R. Fleming will have several homes on the Fall Showcase of Homes, which is a great opportunity to tour a variety of their models and see their superior craftsmanship for yourself. A well-established builder, R. Fleming has been building custom homes for nearly 30 years. Bob Fleming established the business in 1988, and over time it has evolved into the family business. The entire family is involved in some aspect of the enterprise: Bob’s wife, Sharon, their sons, Lee and Drew, and their daughter, Niki, all have roles within the company. Before founding R. Fleming Construction, Lee explains that his dad started out as a real estate agent working with a builder, but eventually he “went from working with a builder to being the builder.”
Lee, who works in sales, has been involved in the business for several years. He says, “I’ve had my real estate license for nine years, but prior to that I ran the job sites.” His sister, Niki, is his assistant. Lee’s brother, Drew, has his real estate license and recently joined the company. And behind the scenes, but with probably the most noticeable contribution, Lee’s mom, Sharon Fleming, is responsible for the eye-catching interior design. Sharon collaborates with Jessica Curry from Interiors by J. Curry, LLC to achieve the right feel for the home.
R. Fleming also has a highly accomplished in-house architectural designer, Jason Halverson, who implements the customer’s vision. According to Lee, “One of the things that sets us apart is our in-house drafting. Jason only draws for us—he designs all of our homes. There are only a few architectural designers in town, and one of them is ours. We can truly customize because of this factor. We’re small enough that we can hold our clients’ hands and provide the level of service they expect.”
Understanding the importance of keeping clients in the loop on the progress of their home, R. Fleming has a mobile app that updates in real time. This enables clients to communicate with the builder and stay abreast of the status of their project.
Over the years, R. Fleming has built new homes in several subdivisions in Rochester. They have had a large impact on Hundred Acre Woods on Tee Time Road. In fact, Lee says they own the second phase of Hundred Acre Woods and they recently purchased over 200 acres in Century Valley, which is just east of Century Hills. There will be 30 lots in the first of six phases. Lee estimates the build-out of all six phases will take approximately 10 years.
